Hotel Website Checklist: 15 Things That Win Direct Bookings

A 15-point hotel website checklist from real builds: phone speed, room pages, live rates, WhatsApp, booking links, schema and a second language.

By the Digiocular team ·

Most hotel owners judge a website by how it looks on a laptop in the office. Guests judge it on a phone, often after finding the hotel on Booking.com, MakeMyTrip or Agoda and searching its name to check that it is real. If that visit is slow, shows stock photos or hides the price, the guest goes back to the OTA and books there, and the hotel pays the commission. Hotel Vagmi's case study records OTAs charging it 18–22% commission. The checklist below is what we now build into every hotel site so that the guest who checks you out stays and books with you.

What should a hotel website have in 2026?

Here is the whole list on one screen. Each point has a plain test you can run on your own site today, and an example of where we have shipped it. The sections after the table explain the points that owners most often get wrong.

Is your hotel website fast enough on a phone?

Speed is point one because every other point depends on it. A guest who waits too long for the first photo never sees your rooms, your price or your booking button. Google measures this with three Core Web Vitals, and its web.dev guide sets the "good" line for each: the largest image or text block should appear within 2.5 seconds (Largest Contentful Paint), the page should respond to a tap within 200 milliseconds (Interaction to Next Paint), and the layout should barely move while it loads (Cumulative Layout Shift of 0.1 or less). Google checks these at the 75th percentile of real visits, so the slowest quarter of your guests matters, not the office Wi-Fi.

  • Test on a phone over mobile data, not on your desk. PageSpeed Insights gives a quick score; your own thumb on a real phone gives the honest one.
  • Make photos the right size for a phone screen. A camera original can be many times larger than a phone ever needs.
  • Keep the hero film short and let it load after the headline and the booking button, never before them.
  • Reserve space for images and the booking bar so the page does not jump while it loads. A button that moves just as the guest taps is how wrong rooms get booked.

Sri Shyam Villas came to us with a site that took more than six seconds to load on a phone. The rebuild scores 98 out of 100 on mobile PageSpeed and 100 on desktop, and the case study records direct enquiries up 80% on the previous quarter.

Can a guest see a real room and a real price?

Guests book a room, not a hotel. Give each room type its own page with its own photos, bed size, amenities and a booking action, so a guest can send a link to their family that opens that exact room. On Sri Shyam Villas every suite has a deep page like this. One long page with every room stacked on it is harder to share and harder for search engines to understand.

Use real photographs of your property. Highlights Taal Lakeview Resort in Mataas na Kahoy, Batangas, is a lakefront resort with an infinity pool and three suites, and its site is built around photographs of exactly that. A guest who arrives to find the room they saw online trusts you next time too.

Then give one plain reason to book direct. Most hotels keep the same rate on every channel, so the difference has to be something the guest can see: a direct line to the front desk, a perk you can honour, or simply the confidence of booking with the hotel itself. Hotel Vagmi's direct channel pays no OTA commission, which leaves room for those perks.

Does every room have one working booking action?

Each room page needs one obvious next step. If you already use a booking engine or channel manager, the website should link into it rather than replace it. On Hotel Vagmi, rooms link to the hotel's branded engine at booking.hotelvagmi.com with the guest's dates, rooms and number of guests already filled in, so the guest never types them twice.

Where a room is not on the engine yet, or the guest just has a question, one-tap WhatsApp is the fastest path. The link should open a chat with the enquiry already written, ideally naming the room, so your front desk knows what the guest wants from the first line. Hotel Vagmi's room types that are not yet on its engine open exactly this kind of prefilled message. Sri Shyam Villas, Shree Ganesha Palace and Highlights Taal all take bookings this way. Hotel Vagmi goes further: the site has no enquiry forms at all, because the owner asked for none.

Before launch, tap every booking link on a real phone and read the page that opens. A link can return "200 OK" and still land on the wrong page. OTA links are the usual culprits: we have seen hotel links that open a different property on mobile. Checking the page that actually loads is part of our launch routine for every hotel site.

Finally, build a path for the way your property really sells. Highlights Taal can be booked as a whole resort, so its site has a buyout flow of its own rather than forcing that enquiry into a single-room booking.

Can Google and AI assistants read your hotel's facts?

Travellers now ask ChatGPT, Gemini and Google's AI results things like "quiet hotel near the ghats with airport pickup." Structured data gives those systems facts they can read directly. schema.org has a Hotel type for exactly this: it sits under LodgingBusiness and LocalBusiness, and it carries properties such as checkinTime, checkoutTime, amenityFeature, numberOfRooms, petsAllowed, starRating and availableLanguage. Sri Shyam Villas ships Hotel and LodgingBusiness markup, and every Digiocular build includes schema.org markup as standard.

If you serve guests in two languages, do it properly. Hotel Vagmi has a complete Hindi edition, every page mirrored, so domestic guests can read the whole site in Hindi. Google's guidance is that each language version must list itself and every other version with hreflang, and that links must go both ways. If they do not, Google may ignore the annotations.

Keep your name, address and phone number identical everywhere: the website, your Google listing and every OTA. Assistants and search engines cross-check these, and a hotel that is "Road" in one place and "Rd." with a different phone number in another looks like two hotels. Sri Shyam Villas keeps its phone, email and address consistent with its Google listing for this reason.

What do guests need before they trust you enough to book?

Guests book when their last doubt is answered. Put your check-in and check-out times, cancellation policy, what is included, and how to reach you from the station or airport on the site, one tap from any room. Hotel Vagmi's site carries its policies and a guide to Varanasi next to the rooms and dining pages, so the guest never has to message just to ask what time they can arrive.

Last, make sure the website is yours. It should run on your own domain, and the code should be handed over in your name. Hotel Vagmi's site runs on hotelvagmi.com with its own booking engine. At Digiocular the full code repository is handed over in the client's name with no lock-in, so you can move host or agency whenever you like.

How much does a hotel website like this cost?

At Digiocular's published USD prices, a hotel website starts at $499 and takes 5–7 days. That covers the custom design, room pages, WhatsApp, schema.org markup and a mobile-first build. The parts that turn it into a booking machine are priced separately, so you only pay for what your property needs:

  • A booking system (Cal, Calendly or a custom build), if you do not already have a booking engine: $249.
  • A payment gateway for deposits or full prepayment: $249.
  • Each additional language, such as a Hindi or Filipino edition: $249 per language.
  • Optional upkeep after launch: a $49/mo maintenance plan covering security, content and monitoring, or the Basic retainer at $99/month, which adds monthly content updates and a performance report.

You also see a free custom homepage sample before paying anything. A 25% deposit starts the build only once you like the sample, and the remaining 75% is due on delivery.

Frequently asked questions

What is the most important thing on a hotel website?
Speed on a phone, because nothing else is seen if the page is slow. Google's 'good' thresholds are a Largest Contentful Paint within 2.5 seconds, an Interaction to Next Paint of 200 milliseconds or less, and a Cumulative Layout Shift of 0.1 or less. After speed come real room photos, a price the guest can actually book, and one working booking or WhatsApp action on every room.
Does a hotel website need its own booking engine?
Not always. If you already use a booking engine or channel manager, the website should deep-link into it with the guest's dates filled in, as Hotel Vagmi's site does with booking.hotelvagmi.com. If you have none, Digiocular adds a booking system (Cal, Calendly or a custom build) for $249. Many smaller properties also take bookings through a prefilled WhatsApp message.
Should a hotel website use WhatsApp instead of an enquiry form?
For most independent hotels in India and the Philippines, yes. A one-tap WhatsApp link that opens a message naming the room starts a real conversation with your front desk. Hotel Vagmi's site has no enquiry forms at all, and Sri Shyam Villas, Shree Ganesha Palace and Highlights Taal all take bookings through WhatsApp.
What schema markup should a hotel website have?
The schema.org Hotel type, which sits under LodgingBusiness and LocalBusiness. Fill in the facts guests ask about: check-in and check-out times, amenities, number of rooms, whether pets are allowed, star rating and languages spoken. Add FAQ markup for common questions and keep your name, address and phone identical to your Google listing and OTAs.
